The streets around the town centre and Christchurch Park are full of period terraces and villas. Most have suspended timber floors. Boards may be uneven, gappy or loose, and need fixing and overlaying with plywood before LVT or vinyl. These are also the houses where engineered wood and herringbone look most at home.

Inter-war and post-war semis

Large parts of the east and north-west of town, and estates such as Chantry, were built between the 1930s and 1960s. Expect a mix of timber and concrete ground floors, sometimes with old tiles or adhesive beneath the carpet. We check what is under there at the survey. Laminate and LVT are the most common requests.

Waterfront apartments

The regenerated dock area has hundreds of flats, in new blocks and converted buildings. Leases often set rules on hard flooring and sound insulation. Check yours before ordering. We specify acoustic underlay to suit, and plan for lifts, parking and access.

Modern estates

Ravenswood, built on the former airport, and other recent developments have concrete or beam-and-block ground floors and chipboard floors upstairs. Subfloors are usually flat, which keeps preparation costs down. Homeowners here often replace builder-grade carpet and vinyl with LVT downstairs.

How a survey works

We agree a time, visit, measure each room and lift a corner of the existing floor where possible to see the subfloor. Concrete is tested for moisture. You receive a written, itemised quote. The whole process is set out on the flooring installation page.

What affects the price here

The material, the area and the preparation. In older houses, preparation is the variable: overlaying uneven boards or smoothing a patched concrete floor can be a meaningful part of the quote. In newer homes it is usually minor. Parking and access matter for town-centre and Waterfront addresses.
